Land listing description examples
A lot has no kitchen to show off. The description has to answer the buyer's real questions: what can I build, what utilities are there, and how do I get to it?
Examples
Residential lot
This 0.6-acre lot is zoned R-1 and sits at the end of a paved road with city water and sewer at the street. The land is level at the front and slopes gently toward a tree line at the back, which suits a walk-out basement. A survey from 2025 is available. No HOA. Electric and fiber internet run along the road.
Rural acreage
Twenty acres of mixed pasture and hardwoods with 600 feet of road frontage on a county-maintained road. A seasonal creek crosses the back third of the property. Agricultural zoning allows a primary residence and outbuildings. Power is at the road; the property will need a well and septic, and a 2024 perc test passed. Fenced on three sides.
Examples describe fictional properties.
What to include
- Lead with zoning and what it allows. That's the first filter for land buyers.
- List utilities as facts: at the street, at the road, or needs a well and septic.
- Describe access and road frontage, and who maintains the road.
- Mention surveys, perc tests and easements. They save weeks of back-and-forth.
Phrases to rethink
Describe the property, not who should live there.
Instead of: “Perfect for a family homestead”
Try: “Zoned to allow a residence and outbuildings”
Instead of: “Quiet Christian community nearby”
Try: “Ten minutes to the town center”
