Single-family home listing description examples
For a single-family home, the description has to do what photos can't: explain the layout, the lot and what's been updated, so a buyer can picture daily life there.
Examples
Updated ranch
This 3-bed, 2-bath ranch sits on a quarter-acre corner lot with a fenced backyard and a covered patio. Inside, the kitchen was redone in 2023 with white cabinets, quartz counters and a walk-in pantry, and it opens to the family room. The primary suite is on its own side of the home with a walk-in shower. New roof in 2022, water heater in 2024. Two-car attached garage with built-in shelving.
Two-story colonial
A covered front porch leads into this 4-bed, 2.5-bath colonial with hardwood floors throughout the main level. The formal dining room connects to a kitchen with an island, gas range and breakfast nook overlooking the backyard. Upstairs, all four bedrooms share the floor, including a primary suite with a soaking tub. The finished basement adds a flex room and a half bath. Mature trees, a detached shed and a two-car garage complete the property.
Examples describe fictional properties.
What to include
- Describe the layout in one sentence: where the bedrooms are relative to the living areas.
- Give years for the big-ticket items (roof, HVAC, water heater). Buyers read them as money they won't spend.
- Describe the lot: size, fence, shade, slope. It's half of what a house buyer is paying for.
- End with logistics, not adjectives: garage, storage, laundry.
Phrases to rethink
Describe the property, not who should live there.
Instead of: “Great for a growing family”
Try: “Four bedrooms on one floor and a fenced backyard”
Instead of: “Safe neighborhood”
Try: “Quiet cul-de-sac with sidewalks”
